NEX Development Partners plans to replace three office buildings beside I-85 near Chamblee with roughly 300 apartments. The project has shrunk since the AJC reported a 700-apartment pitch in 2022. DeKalb County has approved grading and issued demolition permits for the site at 3355–3395 Northeast Expressway.
Lalani Ventures secured the site’s rezoning in 2023. Lalani also owns Underground Atlanta, a historic shopping and entertainment district in downtown Atlanta. The county’s 2026 sewer agreement names NEX as the developer, but the records we reviewed do not establish whether the companies share ownership.
DeKalb’s zoning allows 290 to 650 homes. That range gives the project room to shrink without falling below the county’s minimum. To build above the district’s base density, the developer must add community features that earn extra units under county rules.
